RULES AND REGULATIONS
There are 331 residences at the Gold Coast Galleria occupied by Unit Owners or their lessees, each of whom is entitled to the same degree of courtesy and consideration. The furniture and facilities in the Common Elements are jointly owned by all the members of the Association. All Owners have a proprietary interest in the maintenance of the premises and the enjoyment of its facilities. For those reasons, the Board of Directors has adopted a specific and non-discriminatory set of policies that all Owners, residents, guests and any other individuals on the premises are required to follow.
These rules, as prescribed by the Association’s Declaration and Bylaws and the Illinois Condominium Property Act, are intended as a guideline for the maintenance and care of the property and common elements, and represent the Board of Directors' best and most reasonable attempt to create policies that ensure the health, well being, and quiet enjoyment for all Owners, residents, guests, staff, and other authorized occupants of the building.
The Rules and Regulations can and have been amended by the Board of Directors from time to time, consistent with and as allowed by the Illinois Condominium Property Act and the Association’s Declaration and Bylaws. The amendments have been incorporated into the body of the rules.
While it is the responsibility of Owners to provide renters with a copy of the Rules and Regulations handbook, and likewise for sellers to provide a copy to potential buyers, a copy of the Rules and Regulations can be made available by the Management Office within 24 hours to any Unit Owner or authorized agent of a Unit Owner, or resident.
